There are different laws for each state and enforcing the rules can become a bit tricky. Here are a few tips to help you deal with tenants who are having difficulties with their payments.

Communication is Key
The first thing that you need to do is to communicate with your renter. It is possible that a tenant might forget a payment, but there could also be other issues, such as job loss or illness. It is important that you check their rental period, as not all agreements are the same. It could be possible that they are not due to pay yet. Most cases of late payments are due to honest mistakes.
How to Communicate with Your Tenant
It is not a requirement that you communicate with your tenant, but they will appreciate you doing so. You can give them a call, send them an email, a letter, or whatever other method works for you. You should be clear with the date that the rent was due, how much is due, and any late payment fees. Make sure that you tell your tenant that they are welcome to contact you with any questions or concerns that they may have.
If the Problem Continues
If a tenant is consistently behind on rent, you may be able to issue them a letter of demand if you deem it necessary. Samples can be found online if the need arises. Be sure to keep copies of all types of communication that you receive, or do not receive, from your tenants. Should they then refuse to pay, or not be able to, you have the right to evict them. You will need to give them 3 days to be out of your property, and you will need written proof of this. Sometimes the process may take more than 10 weeks in Florida.
