Meet Our Specialized Team
About Specialized Property Management Orlando
Forty years of doing this work. A Central Florida–based team that takes it personally.
Specialized Property Management was founded in 1986 and is celebrating its 40th anniversary in 2026. The Orlando operation serves homeowners and investors across Central Florida — intown Orlando, the I-4 corridor, Lake Nona, the tourist corridor, Kissimmee, Oviedo, Winter Park, Clermont, and the broader Orange, Seminole, Osceola, Lake, and Volusia County area — with a Central Florida–based in-house team of asset managers, leasing specialists, maintenance coordinators, accountants, and Florida-law compliance professionals. Across all markets, the company has managed more than 65,000 properties through every major real-estate cycle, including the 2008 housing downturn and the 2020 pandemic.
The Specialized Property Management Orlando Team Most Trusted by Florida Rental Owners
Specialized Property Management has operated in the Central Florida market for years. Our Orlando office is staffed by a local team — not an offshore call center, not a regional shared-services pool — with asset managers, leasing specialists, a 24/7 maintenance coordination team, in-house accountants, and a dedicated compliance specialist for Florida-specific landlord-tenant law (Florida Statutes Chapter 83, including the § 83.49 security deposit notice requirements that most off-the-shelf management systems handle incorrectly). The Orlando team works across Orange, Seminole, Osceola, Lake, and western Volusia Counties — the full I-4 corridor and the Central Florida commuter radius.
Our 40-year history
Specialized was founded in 1986. The company has managed properties continuously since then, growing from a small Texas operation into one of the largest single-family rental management firms in the country, with current operations in Orlando, Orlando, Orlando, Orlando, and ten additional markets. We have managed more than 65,000 properties to date and processed more than $2 billion in lifetime rent collections.
Forty years matters because property management is a long-cycle business. The 2008 housing crisis ended firms that had only known the boom. The 2020 pandemic did the same — and Orlando’s pandemic exposure was among the sharpest of any major U.S. metro, given the dependence of a significant share of the local employment base on the tourism and convention economy. Specialized managed through that period without exiting markets, cutting service levels, or leaving owners stranded. The 2025–2026 interest-rate environment is reshaping the investor pool again. An operator that has been through four decades of these cycles brings pattern recognition that a new firm cannot — which is why our Orlando guarantees, our underwriting standards, and our risk management posture look the way they do.
Our mission and values
Our mission is to be recognized as the industry-leading management experts on whom investors can rely for predictable performance. - We value intelligence, life-learners, and deep expertise on our team.

How we hire for Orlando
The Orlando team is built around the same hiring standard that runs across the company: rigorous qualification screening, a strong cultural emphasis on “people come first,” and continuous training. We hire local Central Florida professionals who already know the city, the counties, the seasonal leasing patterns, the Orange and Osceola County magistrate court procedures, the Florida-specific landlord-tenant law requirements, and the international-owner communication needs of this particular market. Tenure on the Orlando team runs materially above industry average — one of the reasons the same asset manager who onboards you tends to be the same person managing your property three and five years later.
