Holiday Safety Tips for Landlords in Orlando

The holiday season, while a time to celebrate, is also a time for property owners and managers to practice extra care and caution. When people are lost in the joy and giddiness of the holiday season, it is often quite easy to forget basic safety procedures that will ensure the well-being and security of the property, the tenants, and indirectly, the landlords. Here are a few holiday property management safety tips for landlords in Orlando, FL for a worry-free festive season.

Build Awareness Among Your Tenants.
Now is the time to remind tenants about the right steps to take to prevent any problems. An e-mail, text message, a note, or a short checklist on the door can be helpful reminders to them about the right steps to take to keep themselves and their rental property safe. This is also a good time to update safety signs, facility maps, exit lights, and motion lights on the property. You may also want to consider providing a list of emergency contacts that they could call in case of an emergency.

Protect Your Property Against Theft.
If tenants are going to be away for the holidays, make sure that they are aware of safety issues with their homes or apartment units. The holidays are prime season for thieves and burglars, especially since it is the time for giving and receiving gifts, some of which may be valuable. Windows and doors should be locked, alarms activated, and possible entries and exits secured. If your tenants are going to be away for a while, remind them to inform you how long they will be gone.

Have Fire Extinguishers Ready.
Your tenants are likely going to come in contact with fire or extreme heat during the holiday season when they are cooking, grilling, and baking, so make sure they are aware of safety practices as a preventive measure. Have fire extinguishers ready and refilled. If you have unused tanks, these should be inspected and replaced, if necessary. In case a fire does occur, you or your tenants have the tool to put it out. Make sure that the tenant has an emergency plan or procedure to get to safety if a situation such as this does occur.

Check Smoke and Carbon Monoxide Detectors.
Have all smoke and carbon monoxide detectors inspected to make sure that they are working. All detectors must be installed properly and charged using fresh batteries. If necessary, damaged or malfunctioning detectors must be replaced.

Encourage Communication.
Awareness is the key to safety. If your tenants have any concerns about the property, you should be the first person to know. When there is proper communication between you, any issues and problems can be identified and resolved as quickly as possible.
