A buy box is a written list of what a property must meet before you take it seriously. For Orlando, and particularly for buyers who are not in Florida, that list needs some lines that would not appear elsewhere — because the constraints here often live in documents rather than in the house.
Four minutes on building the criteria. More in the SPM video library.
1. Leasing rules as a pass or fail line
Association governance, minimum lease terms, approval requirements, waiting periods. If a community’s rules do not permit the lease you intend to write, the property fails the box regardless of how good it looks. Make this the first item, not a due-diligence afterthought.
2. Carrying costs modeled honestly
Insurance and taxes are a substantial and moving part of the Orlando equation. A criterion worth writing down is that the deal must still clear if those rise — because a model that only works at today’s carrying costs has no margin in it.
3. Systems age, because of the climate
Air conditioning runs hard here, and moisture finds every weakness. Maximum acceptable age for HVAC, roof, and water heater belongs in the criteria, along with what you will require to be replaced at purchase.
4. Configuration for year-round residents
If the plan is steady twelve-month occupancy, the specification is the ordinary one: three bedrooms, two baths, parking, low-maintenance outdoor space, durable finishes. Properties set up for other uses are a different business with different criteria.
5. Management coverage before you buy, not after
For an out-of-state buyer this is part of the buy box, not a follow-up task. Confirm that the operation can actually serve that area at the standard you need — 19 days on market, 72% retention, 98% of calls answered live, a 17-minute average first response through Smart Maintenance, and a full record in Rental-IQ™.
Key learning questions
- Do the community documents permit the lease I intend to write?
- Does my model still clear if insurance and taxes rise again?
- Have I confirmed management coverage for this area before making an offer?
