Resident rights under Florida law
Specialized Property Management operates in full compliance with Florida Statutes Chapter 83 (Residential Tenancies). Residents have specific rights including a 15-day security deposit return if no deductions are claimed (or 30 days if deductions are claimed, with written notice including specific statutory language under § 83.49(3)), protection from retaliatory action (§ 83.64), the right to a habitable property under the implied warranty of habitability, protection from self-help eviction (including unlawful lockout and utility shutoff), and the right to 7 days to cure a material breach and 3 days for nonpayment before a landlord may file for eviction under § 83.56. We provide these rights in plain English at lease signing — not buried in fine print.
